APARTMENT

- To keep the Apartment and all the associated fixtures and fittings in a good state of repair.
- To allow the Managing Agent or Landlord to enter the Apartment at any reasonable time and upon reasonable prior written notice.
- Not to interfere with the mechanism or any part of your front door.
- Not to make any structural alteration to the Apartment or to the external appearance. Non-structural alterations require consent from the Freeholder, to be provided by the Managing Agent via the Huntley Wharf app.
- To promptly repair, resolve or report any issues arising within your Apartment, including those that may impact other Apartments or residents.
- Not to disable, interfere with or alter any leak detection system. Please inform us of any works inside your Apartment that may impact the leak detection system.
- To maintain all the Apartment’s dedicated re safety systems, be able to evidence the same and ensure they are always fully operational. This would include but is not limited to the following:
- Not to damage, remove, destroy, or otherwise interfere with any of the re safety prevention or compartmentalisation systems within the Apartment, the Building, or the Estate.
- To use the Apartment as a single private dwelling only.
- Not to use the Apartment for any illegal or immoral purpose or for any trade or business but to use it only for a private residential occupation.

SUB LETTING

- Not to sublet without prior written consent, to be provided by the Managing Agent via the Huntley Wharf app.
- Not to sublet the apartment for a term of less than 6 months.
- Short letting, holiday lets or other comparable letting forms are strictly prohibited.
- Please note that consent needs to be granted before any sublet commences.

WINDOWS

- Windows open outwards, operation is via a handle, simply turn and push open.
- All windows are fitted with a loaded restrictor which should only be disengaged for cleaning purposes.
- The restrictor should be engaged at all times outside of any necessary maintenance or cleaning.
- All windows in your apartment are accessible for cleaning. Please take care when cleaning the external window surface and ensure that restrictors are re-engaged after cleaning. The concierge team will provide help and advice on request.
- The Managing Agent must be advised immediately of any damage to any window or balcony.
- Not to hang from any window any items such as washing, plants or otherwise.
- Not to display any flag, banner, or sign of any nature whatsoever from any window or balcony forming part of the Apartment so as to be visible from the exterior of the Building.
- Windows and balconies must be closed during heavy winds, adverse weather or when advised by the Managing Agent. Any loose or light items or objects should be removed from the balcony in heavy winds to prevent them being blown off.
- No combustible items should be stored on any of the balconies at any times. As a result, BBQs or combustible furniture is not permitted for the safety of all.

NEIGHBOURLY LIVING

- Not to disturb other residents’ quiet enjoyment of their property.
- To ensure all your guests and visitors adhere to these regulations and the obligations set out within the lease.
- To cover the cost should you or your guests cause any damage to the Estate or other areas.
- Not to tamper with or prop open any re doors within the Building or Estate
DELIVERIES

The Managing agent will accept a delivery made to a resident via the concierge, provided the resident has signed the required waiver of liability. Please note, post will be delivered to your postbox by the Royal Mail, located in the secondary lobby on the ground floor.

- is greater than 1m x 1m x 1m in size, of excessive weight (over 10kg), quantity or volume, or unable to be reasonably moved by the site team.
- Consists of food, groceries, perishable items, hazardous goods or other items which the Managing agent considers unsuitable to be held in the estate office.

REFUSE MANAGEMENT

- Residents will dispose of their normal day-to-day household rubbish in the communal bin store located on the ground floor and accessed through the car park. The bins will be separated into general refuse and recycling with labels to indicate which items can be placed inside.
- All rubbish must be disposed of in correct bin and in securely tied bags so that there are no loose items.
- Not to dispose of any dangerous, harmful, or flammable items / liquids within the bin store.
- Not to litter anywhere in the Building or Estate and to always use the litter bins provided.
COMMUNAL AREAS

- Not to smoke in the Common Parts or on any other part of the Estate.
- Not to block or obstruct any of the Common Parts.
- Not to place or store items in the Common Parts, including immediately outside your Apartment front door.
- Door mats are not permitted in the Common Parts.
- Not to install any satellite or other transmission receiving dishes on the Apartment or on the exterior of the Building.
- Not to use any barbeques anywhere within the Building or the Estate.
- Not to play any ball games or other games within the Building or the Estate.
- Not to use the cycle store for the storage of any item apart from a bicycle. Before using the bike store, please use the Huntley Wharf app. to ensure that your bicycle is registered.

PETS

- Not to keep any pet without the prior written consent of the freeholder, to be provided by the Managing Agent via the Huntley Wharf app. Click Here to fill out the pet consent form
PARKING

In the event you own or have authorised access to a parking space (Click Here to register your vehicle) the following regulations should be adhered to: -
- Not to fill the fuel tank of any vehicle parked in the parking area.
- Not to keep any petroleum spirit or liquid in the car park other than that which may from time to time be in the appropriate tank of a vehicle parked.
- Adhere to the relevant speed limits when driving within the development.
- Not to clean or carry out any maintenance the vehicle at the development.
- Not to park any vans, caravans, boats, or heavy good vehicles in the parking area.
- All vehicles must be roadworthy and in a good state of repair and condition properly taxed, insured and (if more than three years old) have an up to date and valid MOT certificate.
- Not to store or keep any items in or around the Parking Space or Parking Area.
- Not to use an electric charging space other than in accordance with the charging systems requirements.
- To only use an electric charging space for the purpose of charging your electric vehicle.
- Not to rent, loan or offer your parking space to anyone who does not reside at Huntley Wharf.

INSURANCE

- Not to do anything that would impact or invalidate any of the insurance policies in place at the development.
- Contents insurance does not form part for the Building insurance.
- Adequate landlord insurance should be in place for sub-letting.
STAFF

The site team come to work to provide services for those who live and work at Huntley Wharf. It is important that they are always treated with courtesy and respect.
